City of Seattle - Centralization Framework

Acting on an unusual opportunity, the city of Seattle purchased the 62-story Key Tower building located in the urban core of Seattle, retaining Heery to provide programming, office space planning, project management and move management services. Heery’s relationship with the city began in May 2000, when the city decided to consolidate all of its departments to occupy approximately 50 stories of the building. The Key Tower occupation program involved phased moves that occurred on weekends only. Careful coordination for elevator use was required to support the move-in, construction use and move-out of existing tenants.

As a result of the on-going positive relationship, the city expanded Heery’s assignment to include staff augmentation for the capital projects department. Heery analyzed the department’s management tools and techniques, made recommendations to improve efficiency and oversaw construction document preparation, coordination of structural, mechanical and electrical consultants, construction administration, move-in and LEED document formulization.
