Constructed on a 35-acre site in the San Fernando Valley, this 330,000 SF, four-story office building houses 1,400 employees and contains all customer service, billing and finance, meter reading and accounting facilities, as well as a high-tech water quality laboratory. In addition to high-level security systems, this $69 million building incorporates state-of-the-art data and telecommunications, with direct links to the main office building in downtown Los Angeles. It is designed to function as a disaster operations control center during emergencies. Heery (as the JCM Group) provided a full range of project management services for this project, beginning in design development and continuing through occupancy. With the intention of achieving long-term energy efficiency, value engineering studies were completed on a variety of options, including several types of central plant facilities such as thermal energy storage systems and various lighting and glazing systems.
